Important Notice

Building Repairs in progress.
We would like to inform you that during the following months, concrete repair work and exterior painting will be carried out in the building. These tasks are organized by the building management and may cause occasional noise or restricted work areas during certain hours.
Due to these circumstances, we have already applied a discount to the price to account for any potential inconvenience.

Mandatory Pest Control Service
In the event that the building schedules a mandatory pest control service, guests must allow access to the apartment so the service can be completed.
Guests do not need to be present during the pest control visit. You can lock up your luggage or your important items at the closet and take the keys with you. Please don’t lose the keys and leave them for the next guest.
Please note that this pest control service is mandatory as required by the building. If the service cannot be completed because access is denied by the guest, any fines or penalties charged by the building will be the responsibility of the guest.

There is a laundry room in the building that can be used with credit cards. It is located in the basement of the building.

Free Trolley Service: Collins Express operates 7 days a week, 15 hours a day from 8 a.m. – 11 p.m. at service frequency of approximately 15 minutes.
City Bikes: Closest bike lot: Collins & 29th St (Edition Hotel). Download the App and rent the bike by the hour
City Bus: Bus service available to/from Airport, Downtown, Dolphin Mall etc.

  Located at Sheridan Ave & 42nd street (1 mile away). You can walk, use trolley or ride City Bike to/from parking garage and apartment

☞ For those traveling by car:

• There is an option for economical parking at Garage 6 in Miami Beach, located at 4198 Sheridan Ave. From there, you can take the free trolley on 41st Street heading east and get off at the corresponding stop. The trolley operates seven days a week from 8 am to 11 pm and has an average waiting time of 15 minutes. The ride takes about 5 minutes.

IMPORTANT NOTE: there is only one elevator in the building. The elevator works fine, but in the case that it becomes out of service for some reason (maintenance or needs service), you’ll need to walk up the stairs 3 floors. This shouldn't happen, but I mention it just in case.

*Same day bookings will require 4 hours to process your reservation.

*Important: Please note that once you have booked, we require guests to complete a verification process that includes ID verification and security deposit. To make the process as seamless as possible, we'll provide you with a secure link where you can easily complete the verification steps. Rest assured, your privacy is important to us, and all information shared will be treated with the utmost confidentiality.

*In order to ensure a worry-free stay. We have two options. One is a $500 refundable deposit or $49 non-refundable damage waiver. The deposit will be returned if no damages or violations (such as smoking) are found during your stay, and the waiver will cover damages up to $500.00 of accidental damages.

Note:
*The $49 waiver does not apply to same-day bookings, 1-night reservations, local guests, and reservations of more than 28 nights.
*Reservations from Bookxxg will be required to have the $500 refundable security deposit.

Other things to note

**Receiving mail or packages is prohibited, and we are not responsible for items that are mailed or shipped to the property.

** We are pet-friendly, and there's an extra cleaning fee of $50 per pet.

**Max occupancy at all times is 4. STRICTLY NO visitors allowed; all guests must be registered.

**Minimum Main Guest Age: 24

** There is a Ring camera at the entrance of the building that records 24/7. Additionally, there is a noise detector inside the unit. The noise detector only monitors noise levels and does not record conversations or audio.

A few things to keep in mind in case you're not familiar with South Florida in the summer. It is hot and very humid, and it rains a lot. It is not uncommon to experience thunderstorms, tropical storms, and even hurricanes. In the summer we also see an increase in insects (ants and spiders), mosquitoes, lizards, and iguanas. One car max. Note: Receiving mail or packages is prohibited, and we are not responsible for items that are mailed or shipped to the property. Lastly, please please remember that you're staying in a private unit, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but we do not have anyone living on-site, and we will not provide service between 10 PM and 8 AM.
